Garden office built within three boundaries

Many urban gardens are small and to maximise the space available, a garden office needs to be built tight the boundaries. Often in urban gardens, this can involve building within three boundary lines.

This was the case recently for eDEN Garden Rooms who were commissioned to build a garden office at the end of her London Garden. The plot was encased by three boundary fences, so to maximise the plot the building needed to be positioned as tightly as possible to each of them.

Permitted Development allows 2.5m high garden offices to be positioned tight to the boundaries

Depending on where you live you may be able to build your garden office under the Permitted Development rules. These rules allow us to position a garden office with a maximum height of 2.5meters tight to the boundaries of your garden. If you wanted to build a garden office taller than 2.5meters high, you would have to site it at least 2meters from each boundary.

A good sized office was created

Building tight to the three boundaries has allowed the eDEN team to create a good sized garden office of 3.7meters wide by 3.3meters deep. The 3-leaf set of bi-fold doors on the front elevation makes the room seem even bigger. They will ultimately open up the space onto a landscaped garden.

The materials were walked through the house

eDEN’s customer lives in a terrace house, so there was no direct access to the garden. This meant that all of the materials for the garden office needed to be walked through the house. This is not an uncommon scenario, and suppliers like eDEN will take the utmost care so that nothing in your house gets damaged. It is however handy if you can clear the route they will take!

Because all the materials were being walked through the house, the eDEN team built the office from scratch on-site, rather than bringing it in prefabricated modules. They completed the project in just six days which is a highly impressive time frame for a complete on-site build.

Built on screw pile foundations

eDEN Garden Rooms make use of screw pile foundations which can quickly, easily and cleanly be installed and levelled. One of the key benefits of screw pile foundations is that they are one of the best foundation systems to use when building tight to the boundaries of the garden.

The eDEN team will work with you to choose the finishes internally. You will also be able to have input into the electrical specification in regards to the number and position of power sockets, the type of heating and if you want to incorporate data cabling or telephone points.
