New mum Rosie Bass worked with the Warwick Buildings team to create a 5m x 2.5m building when she moved to a new home. The main house underwent extensive renovations and the ‘shed’ as they call it was used as extra accommodation during this period. Once the family home was completed, the shed has become a source of income for the family.
Rosie has set up her garden building as a B&B and a successful one too, as Rosie reports a 100% occupancy rate. Guests like the quirkiness of sleeping in the shed, the concept particularly appeals to 25 to 35-year-olds who use it as a base for theatre trips, events and nearby weddings.
This 5m x 2.5m building cost £6,000 including VAT and installation when it was purchased back in 2014. There was a delivery charge on top of this price, but Rosie says she recouped the initial outlay within six months, meaning the building has a great ROI.
With short build times, often as little as two days on-site your new letting room could be ready for guests within the week. Garden office-type buildings are great for B&B businesses as you can easily add additional buildings as space and demand allows.

A shed B&B needs to comply with Building Regs
As with any garden office building if you plan to sleep in the building, even only occasionally it must comply with Building Regulations. Not all garden office-type buildings do comply with Building Regulations as standard, so it is important that you ask about this early on in the buying process, if you are thinking about putting up guests in your shed. Because they are so well specified, garden office-type buildings often don’t need much modification to make them fully Building Regulation compliant. The common aspects that need re-specifying are the insulation levels and the exterior cladding to a material with good fire ratings.
You can make your shed B&B self-contained
Many B&B guests like to have en-suite facilities, and this is perfectly possible to achieve with a garden office type building. Most suppliers will offer the option of incorporating a toilet and shower room into the building. Adding these facilities does bump up the price significantly, but will pay for itself in the long run.
