A garden office is a big investment, and many people question will it add value to your house. The reality is that a quality garden office will normally add significant value to your house. In many cases, if you were to have your house valued before and after installing a garden office, you will find that at least what you have paid is added to the overall value.
We saw this in practice recently, on the ITV show the Home Game. A lady had recently bought a new home in the Lake District and wanted to add an artist’s studio where she could work and approached Sanctum Garden Studios to design and build it.
Her house was valued before work started on the studio, it came in at £850,000. She spent £22,500 on her studio building from Sanctum Garden Studios. After the building was completed her house was revalued, and this time it came in at £900,000. So, in theory, the studio has added more than double its cost to the value of the house – we say in theory as value is only truly realised when you actually sell!
Choose a design with universal appeal
In our many years in the garden room industry, we have witnessed that it’s the garden office designs with universal appeal that add the most value to a home. While you may use the building as a home office, a new owner may have no need for an office, so if the design is flexible enough that they can see a potential use of their own, it’s going to add more value. Not going for too quirky a design also pays dividends in the long run.
Quality structures will pay for themselves in time too. If you opt for external finishes which need little ongoing maintenance, yes you will be paying a bit more today, but you will ensure that your building remains looking good and needs little annual care. Garden office buildings that are well designed, highly insulated and carefully crafted will stand the test of time and add more value than a cheaper cabin style building.
